The project and vision, a kitchen remodel for optimal return.

We are currently working on a rehab project for a listing coming up in the Indian Trail Ridge area of Spokane. The house is in a great location with lots of square footage, but it is dated!

So we were tasked with determining where is going to be the best bang for the buck to get this property up to snuff. Naturally we started with the kitchen.

Here is what we decided;

-Replace white appliances with stainless steel appliances the cost is not much more than alternatives and it gives the appearance of a high end or commercial kitchen.

-Stick with quartz counter tops the same grade of granite comparable is the same price per sq foot, this also opens up an additional marketing feature since quartz is in for 2017!

-Install stainless pulls over knobs, pulls bring out the lines in the cabinets and boost the appearance of a chef style kitchen.

-Opting for beige 16″ tile vs 24″ also saved a few pennies and will still keep the high end feel of the kitchen.

-Sticking with the upgraded subway tile backsplash we don’t want to cut corners here to maintain the modern look and feel of this remodel.

In the end there were a few areas to cut corners and others that we had to stand firm in order to keep the modern look and feel. We can all appreciate staying on budget but to get money back out of a remodel you don’t want to make things look cheap, buyers will see right through that!
